Calgary Real Estate Market Update – March 2025

Balanced Conditions Return as Inventory Grows and Sales Ease into Spring

Calgary’s real estate market experienced a noticeable shift in February, moving toward balanced conditions as inventory levels rose and sales activity softened.

Sales and Listings

  • February recorded 1,721 home sales, a 19% decrease from last year but still above historical averages.

  • New listings were steady at 2,830, matching typical levels for the month.

  • The sales-to-new-listings ratio was balanced at 61%.

Inventory and Supply

  • Inventory surged 76% year-over-year, totaling 4,145 units, especially in properties priced under $500,000.

  • The overall months of supply stood at 2.4 months, signaling a more balanced market.

Pricing Trends

  • The city-wide benchmark price reached $587,600, a modest 1% increase from last year.

  • East Calgary saw the strongest price gains (3%), while City Centre and North districts experienced slight declines.

Property Types

  • Detached: Sales down nearly 20%; inventory up 61%; benchmark price at $760,500 (+5%).

  • Semi-Detached: Sales down 14%; inventory increased by 46%; benchmark price at $683,500 (+7%).

  • Row/Townhouses: Sales down 9%; inventory more than doubled; benchmark price at $446,880 (+3%).

  • Apartments: Sales decreased 26%; inventory surged 90%; benchmark price at $334,200 (+4%).

Regional Snapshot

  • Airdrie: Sales declined by 9%; inventory doubled; benchmark price at $537,600 (+1.6%).

  • Cochrane: Sales and listings above average; inventory increased 48%; benchmark price at $577,100 (+5%).

  • Okotoks: Sales slightly lower (-4%); inventory rose 19%; benchmark price stable at $616,900 (+1%).

Looking Forward Buyers now enjoy more choices due to increased inventory, particularly in the affordable segments. Sellers should price competitively and adjust expectations as the market stabilizes.
